  • Verbal reservations
    • Are you interested in any of the offered apartments? If you wish, we can pre-book the apartment for a period of 7 days to give you time to study the project documents, check financing options, etc. Verbal booking is only granted after a personal meeting with our agent.

  • Reservation contract
    • If you decide to buy the apartment, you will receive a draft reservation contract the agent. The reservation contract defines the basic conditions of the future transfer of the apartment, the reservation period, the purchase price and the method of its payment. A graphic representation of the reserved apartment and its location in the building forms an annex to the reservation contract. The booking fee is CZK 150,000 and consists of a pre-booking fee of CZK 30,000 and a subsequent booking fee of CZK 120,000.

  • Contract for future contract
    • This contract is concluded within the reservation period and primarily defines:

      • the subject of the transfer, i.e. the apartment you have chosen, including the outdoor areas (terrace / loggia / front garden), garage and cellar
      • description of the standard design of the apartment
      • the purchase price and the method of its payment (advance payment of 30% of the total purchase price including VAT (including the reservation fee), payable within 10 days of signing the contract, additional payment of 70% of the total purchase price including VAT, after the project is approved)
      • construction completion dates
      • client change options
      • the obligation of the contracting parties to conclude the Purchase Contract on the agreed terms
      • the text of the contract for the transfer of ownership of the unit (Purchase Contract) and the deadline for its signature
      • and other conditions necessary to conclude the Purchase Contract
  • Purchase contract
    • This contract is concluded before the last part of the purchase price is paid. The contract specifies the exact subject of the transfer, the purchase price, including and excluding VAT, the method of payment (own funds/mortgage loan), the deadline for handing over the unit and other details necessary for the transfer of ownership of the unit.

  • Handover of the apartment unit
    • The apartment will be handed over within 15 days of the submission of the proposal for the entry of the ownership right into the Land Register.
